CZWG Revise East India Dock Road Proposals
Barratt Homes along with the Notting Hill Housing Group and Circle Anglia Ltd have revised their plans for a large residential development in the London Borough of Tower Hamlets.
Designed by CZWG Architects, it is located on East India Dock Road, just a short distance from the under construction New Providence Wharf and Elektron Schemes, the Barratt proposals feature 10 new residential blocks, the tallest of which rises to a tip of 101 metres high.
The scheme has heavy involvement of English Partnerships who want to have more subsidised housing for "key workers" in the area - ie. nurses, teachers, firemen and policemen. There will be 878 apartments spread through the development with approximately 50% of them being affordable.
The conceptual idea of East India Dock Road is that they be a series of stepping stones located at a crossroad with a green route running on an approximate north south axis that zig-zags through it, and a new public space in the middle of the development.
Externally, the look is of "stepping laminations" with each section's façade appearing to be coloured differently. East and west facades will have ribbon windows plus yellowish cladding and blue tinted glazing whilst the north and south ones will have fins dissecting them externally expressing the areas of the central corridors running through each floor and more blue glazing.
Blocks A and I, the tallest, are topped by what the architect has optimistically called a "heroic crown" although there's no glimpse of a laurel wreath you'd expect from this description. Instead there will be blue fins rising above the roof levels. On the shorter buildings these dissecting fins will instead expand over the top of each block and accommodate roof gardens.
In terms of the precise colour palette on display, there will be warm shades of bronze, silver and gold metal cladding whilst the lower floors will have vertical wooden louvers picked for their naturalness that contrasts with the metallic look above.
What CZWG have achieved with their design is something that looks almost like a traditional residential block, but not quite adding a shiny new twist to the design. Much will of course depend on the quality of the finish but CZWG have a good reputation for doing quality residential builds so if West India Dock Road lives up to expectation then it will be a classy addition and welcome public space to an area currently overrun with heavy traffic and huge roundabouts.
