Titanic Planning Application In Belfast

The largest planning application in the history of Belfast has been submitted for the second phase of Belfast's Titanic Quarter.

The enormous application covers 298,300 square metres of space and dozens of new blocks that could be built over the next 15 years if it is successful. The developers even claim that it is the largest mixed use waterfront development in Europe, although unfortunately we can think of some larger.

Planned along two axis, the proposal contains by our count at least 21 buildings including no less than three towers and numerous mid-rise buildings. The first of these is called the Arc, following the semi-circular waterline that bounds it and has been designed by Robinson McIlwaine.

The concept is one of a contained "urban village" that will consist of a vast mixture of different uses including residential space, a wide range of offices including technology, call centres and light industrial uses.

There will also be hotels, bars, restaurants and other leisure facilities and a new higher education building by the Belfast Institute who have decided to locate in the area.

The highlight of the scheme is called the Titanic Signature Project, an exhibition centre in the shape of a flower-head with a museum, a "flying theatre", and restoration of the original Harland and Wolff slipways that are on the site including the famous Hamilton Dock.

The project developers, who include Belfast Harbour Commissioners, the owners of the dock areas will be hoping that the scheme is a roaring success although the sheer scale of it, particularly for somewhere as small as Belfast is perhaps a little too ambitious.

Belfast is however a city on the up unlike any other in the U.K with rabid demand for trendy modern high-rise development. Combined with the long time frame for the development to come through the pipeline there is little chance that the Titanic Quarter will suffer the same fate of sinking into oblivion as it's famous namesake did.
