Schroders Mark Lane Development For 2007 Start

Another of the office schemes for the City of London that has been floating around since the last property cycle, 64 Mark Lane is due for a speculative start in 2007 and a December 2008 finish.

Designed by Bennetts Associates for Schroders Exempt Property Unit Trust, the development is due to start construction in April or March 2007. It will contain approximately 16,000 square metres of office space on 16 floors and reach 63 metres in height. There is also a ground floor that will have about 1,000 square metres of retail space.

The building features what appears to be a sloping roof but is infact a screen that shields the stepped three level roof terrace that faces to the south looking towards the River Thames.

The Mark Lane location makes it an absolute prime-site with Minster Court to the immediate west, and Fenchurch Street to the direct north. This means that the building will be flanked on three sides by a number of towers similarly sized mid-rises including Vitro, the Lloyds Shipping Register and the AIG European Headquarters.

The sizing and location of it right in the centre of London's insurance cluster makes it an ideal location for an insurance company to headquarter itself and with numerous companies, not just those in the insurance sector, looking to expand their offices in the City of London the developer clearly intends to try and get in on the upturn in the present office cycle.
