Huge New Tall Scheme Proposed For Southampton
A massive new planning application has been filed for four new buildings in the city of Southampton in South East England at East Park Terrace.
The project is located on the site of an old ambulance station and health clinic that has been purchased by developer, Imperial Property.
The blocks have been designed by PLC Architects and will consist of a 20 floor hotel, a second 11 floor "apart hotel", a 14 floor residential building containing 225 new apartments and a 12 floor office building with 10,129 square metres of floor space and floor-plates up to 920 square metres.
Architecturally the entire scheme has been designed as one with the taller hotel building providing the pinnacle in the form of a spire and offering four star service within.
Design of the scheme is heavily post modern using white, grey and silver in the colour palette with blue tinted glass set behind in the hopes that it will create a "series of pavilions fronting and overlooking East Park". At the top are the slanting rooflines and varying heights serving to create a mixed profile whilst the ground level will see changes to of St. Andrews Road and East Park Terrace.
St Andrews Road will actually be largely closed off, and built over with a new public space where pedestrians will have priority and there will be only limited motorcar access. East Park Road is to be narrowed for motorcars with corresponding improvements for cyclists and pedestrians.
In terms of environmental specifications the scheme, disappointingly for its size, fails to have anything by the way of power generation whether from wind or solar integrated into it, with the developer and architect focussing instead of reducing emissions and linking it into the existing CHP network meaning the project contributes little itself, a potential sticking point and throwing it into sharp contrast with other projects of a similar scale along the south coast.
Another potential spanner in the works could be the height of the tallest building. The local authority unitary development plan specifies buildings of between 10 and 15 floors and 20 goes substantially above this. The developer however, hopes that East Park Terrace can create a new landmark gateway for this section of Southampton.
