Broadgate Tower Could Get Tall Neighbour

The Broadgate Tower in the City of London could get a partner if plans by developer British Land to exploit narrower protected view corridors are realised.

The current lets on some of the older buildings in the Broadgate Centre are set to expire in only a few years and with heights of the buildings as low as 30 metres there is obvious potential for redevelopment of these sites into providing new office space.

The current Broadgate Centre is very much a product of the 1980s with its large floor-plates, low-rise heights and post modern architecture. Built under the planning constraints then it reflects an era where although the City was booming strict height limits saw nothing built over 100 metres tall anywhere.

This change in planning regulations will enable British land to increase the density of parts of the Broadgate Centre and provide an extra 120,000 square meters of space.

Top of the redevelopment list is Broadwalk House, a 41 metre tall office building that is one of the earliest in the Broadgate development. It is located immediately west of the under construction Broadgate Tower and could have a building between 125 and 150 metres tall built on its site.

Other suitable buildings are 3 Finsbury Avenue, 4 Broadgate, 8-12 Broadgate, and 100 Liverpool Street which could all be redeveloped in the range of between 20 and 35 floors.

Part of this need for redevelopment comes from the fact that with the Broadgate Tower and 201 Bishopsgate, British Land will have built out the entire estate and with it having proven so popular would not be maximising the potential it has by rebuilding away from the 80s planning dogma that had dictated it.

Other developers are also interested in this area, Hammerson are developing a tower literally to the north of Broadwalk House whilst Land Securities have just secured planning consent for their redevelopment of Dashwood House that adds another three floors and 3,812 square metres of space.

Any redevelopment of the Broadgate Centre won't happen in this property cycle, British Land have enough on their plate with filling the Leadenhall Building, Ropemaker Place and the Broadgate Tower but it certainly gives them opportunities to look to the next property cycle.
